got a mortgage rate quote a few weeks ago that made me stop and reread it twice. Not because it was shocking. Because it was just a little higher than the last one, for reasons nobody in the room could fully explain. The loan officer shrugged. &#8220;Rates are just moving right now.&#8221; That&#8217;s the kind of sentence that used to satisfy me. It doesn&#8217;t anymore.</p><p>That bothered me enough that I started pulling the thread. If the person across the desk couldn&#8217;t really explain the move, something else was setting that price. So I went looking for it.</p><p>That number didn&#8217;t start with my lender. It sits inside a much larger pricing system, one that stretches back through the Treasury market, and further back than that, to a country most Americans never think about twice.</p><p>Here&#8217;s the condition that built the system.</p><p>For almost thirty years, Japan kept interest rates near zero. Sometimes below zero. If you were a Japanese pension fund, an insurer, a bank, holding cash at home meant earning almost nothing. So a lot of that money went looking for a return somewhere else. That&#8217;s the part people usually stop at: cheap Japanese money bought foreign bonds, including a lot of American government debt.</p><p>But cheap Japanese money didn&#8217;t just buy foreign bonds directly. It let other people borrow it and do things with it too.</p><p>For years, an investor anywhere in the world could borrow yen at almost no cost, convert it into dollars, and invest that money in something that paid more. This is called a carry trade, and it worked because the cost of borrowing yen stayed low and predictable for a very long time. Hedge funds used it. So did banks. So did ordinary portfolio strategies that never mentioned Japan by name. Cheap yen turned into a load bearing assumption for global finance, and most of the people relying on it never thought about Japan at all.</p><p>Nobody planned this as a system. y2="14"></line></svg></button></div></div></div></a></figure></div><p>This year, that condition started to loosen, which is a different thing than collapsing.</p><p>The Bank of Japan raised its policy rate to 1.0% in June, the highest it&#8217;s been since 1995. Japan&#8217;s own government bonds recently reached around 2.8%, a level the country hasn&#8217;t seen in almost thirty years. For the first time in a generation, a Japanese investor can earn a meaningful nominal return at home, in their own currency, without reaching across the ocean for it, and without borrowing yen to fund a bet somewhere else.</p><p>This doesn&#8217;t mean Japan is walking away from America. Japan still holds over a trillion dollars in U.S. Treasuries and remains the single largest foreign holder by a wide margin. What changed is smaller and more telling: in the first quarter of the year, Japanese investors posted their first net quarterly sale of U.S. government, agency, and municipal debt in over a year, breaking a run where they&#8217;d been net buyers in eleven of the previous twelve quarters. It&#8217;s a modest slice of their total holdings. I&#8217;m more interested in the direction than the size.</p><p>The strain showed up somewhere else too, somewhere much harder to look away from. In late July and early August, the yen fell to its weakest level against the dollar in roughly forty years. Japan and the United States responded with a coordinated intervention, buying yen together to stop the slide. That&#8217;s not something two countries do lightly. It had been almost thirty years since the last time they did it together.</p><p>None of this required a headline about Japan to reach you. It just arrived as a slightly worse number on a piece of paper, with a shrug attached.</p><p>You don&#8217;t need to become a Japan expert to keep track of this. A few things are worth watching, not as forecasts, just as signals of whether this keeps moving in the same direction.</p><p>Japanese rates. If they keep climbing, staying home keeps getting more attractive for Japanese capital.</p><p>The yen. Persistent weakness pressures Japan to keep normalizing policy. A stronger yen changes the math on borrowing it cheaply to invest somewhere else.</p><p>U.S. Treasury yields. This is the part that actually reaches you. When it costs the government more to borrow, everything else that borrows money tends to follow.</p><p>The spread between Japanese and U.S. yields. Honestly, this is the one worth watching above the others. The wider that gap, the stronger the pull for Japanese money to leave Japan. You need to notice when the incentives change.</p><p>I don&#8217;t think this ends in a crisis, and I&#8217;d be doing exactly what I dislike in this space if I told you it did. Predicting collapse is easy content. It also lets the reader off the hook, because a coming disaster feels like something to brace for, not something to understand.</p><p>Here&#8217;s the version I actually believe, even though it&#8217;s less exciting to say. A financing condition that quietly held down the cost of money for three decades is loosening, one policy meeting and one intervention at a time. It doesn&#8217;t show up as an announcement. It shows up as a Treasury auction that needs a little more yield to clear, or a mortgage quote that moves for reasons nobody at the desk can fully explain. Most of us never thought about the cost of money as something that could change. It can.</p><p>The practical point is simple: if you ever borrow money, invest money, or just live in an economy that borrows trillions of dollars a year, this touches you. Even if you&#8217;ve never once looked at a Japanese interest rate.</p><p>I&#8217;ve spent enough time inside financial systems now to know this is usually how real shifts happen. Not with an announcement, but with a quiet change in who&#8217;s buying, who&#8217;s borrowing, and who&#8217;s suddenly not there in the same way anymore.</p><p>What I find interesting about financial systems is that they rarely break. Nothing about it said when.</p><p>The longer it sits, the less it feels like waiting for a check and the more it feels like waiting for something else to become true.</p><p>That&#8217;s the part nobody tells you going in. Winning ends your part of the decision. It doesn&#8217;t tell you when the system will finish making its own.</p><p>A year doesn&#8217;t change that math. went back to a property I&#8217;d already won.</p><p>Not out of habit. I had the redemption history on it &#8212; bought the lien the year before, watched it clear, understood why the owner had every reason to stay current. Coming back wasn&#8217;t a guess. It was the closest thing to a sure thing this market offers.</p><p>Someone took it at 0.25%.</p><p>On a $783 certificate, 0.25% annualized is $1.96 for the year. Less than two dollars. Which means the person who took that position wasn&#8217;t thinking about yield when they typed in the number. They had already written off the interest before the bid.</p><p>So what were they buying?</p><p>A tax lien that doesn&#8217;t redeem converts. The path is long and involves specific steps, but the endpoint exists &#8212; and a lienholder in position can eventually get to that auction. At 0.25% on $783, they may not have been bidding on a return at all. They may have been buying a seat at a different table, at a price they considered cheap.</p><p>Same room. Same certificate. Entirely different math.</p><p>Here&#8217;s the part that stayed with me.</p><p>I thought my edge was the research &#8212; two years of history on that property, a clear picture of the owner&#8217;s situation, a reason to believe this would redeem. But research only creates an edge when the conclusion isn&#8217;t obvious. Once the answer becomes visible enough to act on, anyone willing to pull the same records can arrive at the same place.</p><p>I&#8217;ve been watching my other open certificates differently since.</p><p>Not for the rate. The rate is what the whole room fights over. I&#8217;m watching for what the room can&#8217;t price &#8212; certificates that require more than a single record pull, in counties where fewer people are willing to spend the time, with timelines that look uncertain from the outside but aren&#8217;t.</p><p>That&#8217;s where research stays invisible.</p><p>You can do all the hard work. Three Florida counties. One thing I only saw the next morning.</p><p>The auctions went well &#8212; better than I expected going in. Capital deployed, season underway.</p><p>But not all of it.</p><p>I&#8217;d set aside capital for the counties with the most action &#8212; the ones I figured would carry the season. But in those counties the competition bid the rate down below my threshold, and I don&#8217;t bid below it. So I mostly didn&#8217;t win there. The capital I&#8217;d set aside just sat. Doing nothing.</p><p>Meanwhile, the quieter counties &#8212; fewer people chasing the same certificates &#8212; left the rate above my floor. That&#8217;s where I kept winning, and where the season actually came from.</p><p>The capital was in the wrong place. I&#8217;d pointed it at the loud counties, where it couldn&#8217;t clear my rate, instead of the quiet ones, where it could.</p><p>That&#8217;s the part nobody warns you about. The county with the most competition feels like where you should be. It&#8217;s usually where your capital goes to sit. The quiet county &#8212; the one with less action &#8212; is where the rate respects you and the money actually works.</p><p>Three years in, I still allocated toward the noise instead of toward where my rate held. The reps don&#8217;t make you immune. Not the inbox. Something underneath those things.</p><p>The sense that the day is already behind before it starts. That the week disappeared again. That you&#8217;ve been working hard for years and still feel like you&#8217;re losing ground &#8212; not just financially, but in some larger way that&#8217;s harder to name.</p><p>That feeling is real. And it isn&#8217;t laziness, disorganization, or a productivity problem.</p><p>It&#8217;s what happens when you&#8217;ve been spending the wrong currency.</p><div><hr></div><h2><strong>The question no financial system asks</strong></h2><p>Here&#8217;s something measurable.</p><p>The average American worker spends roughly 90,000 hours at work over the course of a lifetime. That&#8217;s about 10 full years of waking hours. What does that work produce? For most people: a house with a 30-year mortgage, a retirement account that outpaces inflation in good decades and doesn&#8217;t in bad ones, and a schedule that never quite opens up the way they planned.</p><p>Meanwhile, the conversation about wealth almost always circles back to money. Save more. Invest earlier. Find higher yield. Maximize the account.</p><p>But there&#8217;s a question almost no financial system asks:</p><p><strong>What did that cost you in time?</strong></p><p>Not as a trade-off &#8212; but as a real accounting. Because money, when lost, can be rebuilt. A dollar saved can compound. A business can recover. Debt can be paid.</p><p>Time doesn&#8217;t work that way.</p><p><em>&#8220;What is your life? You are a mist that appears for a little while and then vanishes.&#8221;</em> &#8212; James 4:14</p><p>This isn&#8217;t pessimism. It&#8217;s just true. And when you hold that truth next to the way most financial systems are designed &#8212; systems built to capture as much of your attention, energy, and working hours as possible, indefinitely &#8212; something starts to look off.</p><div><hr></div><h2><strong>Debt converts your hours into someone else&#8217;s now</strong></h2><p>Modern financial life is structured to monetize your time without making that trade visible to you.</p><p>Think about how debt works. When you carry a 20% APR on a credit card, you&#8217;re not just paying interest. You&#8217;re converting future hours of your life into current consumption &#8212; with a premium attached. The balance doesn&#8217;t feel like time. It feels like a number. But the hours required to earn it back are real.</p><p>The mortgage works the same way. A $400,000 home at 7% interest over 30 years costs closer to $960,000 by payoff. The extra $560,000 isn&#8217;t money pulled from thin air. It&#8217;s work. It&#8217;s decades of time, pre-sold.</p><p>The system doesn&#8217;t hide this exactly. But it doesn&#8217;t make you feel it either. The numbers are presented in dollars, not in years. That&#8217;s not a design flaw. That&#8217;s the design.</p><p>Moses understood this problem a long time before anyone had a mortgage.</p><p><em>&#8220;Teach us to number our days, that we may gain a heart of wisdom.&#8221;</em> &#8212; Psalm 90:12</p><p>Numbering your days isn&#8217;t an exercise in morbidity. It&#8217;s a recalibration. When you understand that the supply is fixed and non-renewable, you start asking different questions.</p><p>Not: How do I earn more?</p><p><strong>But: What is this earning me in time?</strong></p><p>That shift changes everything about how you evaluate a financial decision.</p><div><hr></div><h2><strong>No institution profits from your time freedom</strong></h2><p>Wealth, as most institutions define it, is measured in dollars. It&#8217;s designed by systems whose incentive is to keep you working, borrowing, and spending &#8212; not to help you accumulate time freedom.</p><p>A bank doesn&#8217;t make money when you pay off your mortgage early. A broker doesn&#8217;t profit when you step back from the market. The entire architecture of consumer finance is calibrated to extend your financial dependency, not shorten it.</p><p>Jesus addressed this directly &#8212; not as financial advice, but as something more fundamental about where we store value.</p><p><em>&#8220;For where your treasure is, there your heart will be also.&#8221;</em> &#8212; Matthew 6:21</p><p>Most people read this as a spiritual instruction &#8212; and it is. But there&#8217;s a practical mechanism embedded here too.</p><p>Earthly treasure is fragile. Markets correct. Currencies inflate. Companies fail. The institutions managing your wealth have their own interests, and those interests don&#8217;t always align with yours.</p><p>The language of finance assumes that more money creates more freedom. Sometimes it does. But freedom isn&#8217;t measured in dollars. It&#8217;s measured in the ability to direct your days.</p><p>The question isn&#8217;t how much value you&#8217;re producing. The question is whether you&#8217;re gaining control over your time or surrendering more of it.</p><p>Your time is being spent. The question is whether you&#8217;re spending it &#8212; or whether the system is spending it for you.</p><div><hr></div><h2><strong>What it looks like to buy your time back</strong></h2><p>So what does it look like to actually reclaim time? Not as an abstract value &#8212; but as a real, measurable outcome?</p><p>A few exits worth understanding.</p><p><strong>1. Debt Architecture</strong></p><p>Every dollar of high-interest consumer debt you carry is pre-sold future time. Treating that debt as the first wealth priority &#8212; not an investment account, not a side project &#8212; is one of the fastest ways to begin reclaiming hours.</p><p>This isn&#8217;t conventional financial advice. It&#8217;s basic time accounting. At 25% APR, every $1,000 in debt requires roughly $1,250 of earned income to extinguish after taxes. The math isn&#8217;t neutral.</p><p><strong>2. Ownership vs. Income</strong></p><p>The financial system rewards income. But income requires your ongoing time. Ownership &#8212; of assets, tools, productive infrastructure &#8212; can generate return without your direct hourly presence.</p><p>This is what wealthy people already do. They borrow against stocks, real estate, and capital reserves &#8212; using their assets as collateral instead of converting more hours into cash. The asset keeps working. Their time stays free.</p><p>The middle class version of this logic exists too. Rental income. Royalties. Lending structures where you control the capital and collect the return. These aren&#8217;t exotic strategies. They&#8217;re just less visible because no institution profits from teaching them to you.</p><p>The paycheck stops when you do. The goal is to build something that doesn&#8217;t require your presence to continue.</p><p><strong>3. Lifestyle Leverage</strong></p><p>There&#8217;s a less discussed exit: spending less. Not as deprivation, but as a recalibration of what&#8217;s worth your hours.</p><p>If you spend $5,000 per month, you need to earn roughly $6,500-$7,000 pre-tax to sustain it. Every reduction in recurring expense permanently reduces the hours required to maintain your baseline. That&#8217;s a direct time gain.</p><p>The modern version of wealth often looks like a rising standard of living attached to a permanently rising cost of maintaining it.</p><p>The danger isn&#8217;t wanting more. The danger is building a life that requires more and more of your time just to stay in place.</p><p>The trap isn&#8217;t poverty. The trap is optimization for the wrong currency.</p><p><strong>4. It&#8217;s a posture &#8212; building structures that you control, that don&#8217;t require permission, and that the system can&#8217;t easily reach.</p><div><hr></div><h2><strong>Why this isn&#8217;t just a financial decision</strong></h2><p>Here&#8217;s what I actually believe.</p><p>Time isn&#8217;t a resource to be optimized. It&#8217;s a stewardship. Every day is given, not earned. Not guaranteed. And that changes the weight of the question &#8212; because if time isn&#8217;t ultimately mine, then the way I spend it isn&#8217;t just a financial decision. It&#8217;s something closer to a moral one.</p><p>That&#8217;s the lens my faith puts on all of this. Not as pressure, but as clarity. Debt isn&#8217;t just expensive. It&#8217;s pre-sold days I didn&#8217;t get to choose. Work I can&#8217;t step back from isn&#8217;t just inconvenient. held UST because the yield was too good to leave alone.</p><p>A digital dollar &#8212; a stablecoin &#8212; paying almost 20% to just sit there. For a while it felt like I'd found a door most people walked past.</p><p>Then, in May 2022, it came apart. UST slipped off its dollar and didn't climb back, and the further it slipped the faster it fell.</p><p>I wasn't checking reserves. The only question I had was *how do I get out, right now.* I swapped into USDT &#8212; not because I'd decided it was safer, but because it was the quickest way out of UST. When the thing is on fire, you don't audit the door. You take it.</p><p>The question that mattered &#8212; *what is behind this dollar?* &#8212; I didn't get to until it was already too late to ask.</p><p>Three years later, Congress tried to make that question impossible to skip.</p><p>The Guiding and Establishing National Innovation for US Stablecoins Act&#8212;the GENIUS Act&#8212;was signed into law on July 18, 2025. Seven months later, the effects are becoming visible in Treasury markets, international dollar flows, and the infrastructure that determines which currency the world actually uses.</p><p>The mechanics of stablecoins now directly influence US government borrowing costs. When borrowing costs change, everything downstream adjusts&#8212;slowly, but definitively.</p><div><hr></div><h2>What Changed on Paper</h2><p>Before the GENIUS Act, stablecoins existed in a regulatory gray zone. These are digital tokens designed to maintain a 1:1 value with the US dollar&#8212;unlike Bitcoin or Ethereum, which swing in price. Companies like Circle (USDC) and Tether (USDT) issued them, and people used them to move money between exchanges, send remittances, or hold digital dollars without volatility.</p><p>The issue was straightforward: no federal framework governed issuer standards. Some backed their coins fully. Others didn&#8217;t. Disclosure practices varied widely. When failures occurred, recourse was limited.</p><p>The GENIUS Act established federal rules. Now, anyone issuing a &#8220;payment stablecoin&#8221; in the United States must:</p><p>- Back each stablecoin 1:1 with US dollars, short-term Treasury bills (under 93 days), or other approved low-risk assets</p><p>- Disclose reserve composition monthly</p><p>- Submit to regular audits</p><p>- Obtain approval as a permitted issuer</p><p>- Comply with AML and sanctions requirements</p><p>- Prioritize stablecoin holder claims if the issuer fails</p><p>The law rolls out over 18 months. Not a transfer. Cash. From a bank.</p><p>They asked me to schedule it.</p><p>Two days out. They needed time to have it ready.</p><p>I stood there looking at the teller with one thought: what is that vault for.</p><p>Because the money was there. It was mine. I could see the number. I just couldn&#8217;t have it that day.</p><p>That&#8217;s not a bank problem. That&#8217;s the system telling you something plainly, if you&#8217;re listening. The money is accessible &#8212; on their schedule, in their amount, on their terms.</p><p>Liquid. Not free.</p><p>It turns out the feeling has numbers behind it.</p><p>The Federal Reserve&#8217;s Financial Accounts report shows household checking and savings balances at <strong>$18.1 trillion as of Q3 2024</strong>, up <strong>47% from pre-pandemic levels</strong>. Money market fund assets reached <strong>$6.3 trillion in late 2024</strong>, roughly double their 2019 size.</p><p>People are holding more cash than they have in decades.</p><p>At the same time, the Federal Reserve Bank of New York reports household financial stress approaching levels last seen in 2020. Credit card delinquencies crossed <strong>3% in Q2 2024</strong>. Personal savings rates fell to <strong>4.8%</strong>, well below the <strong>7.5% pre-pandemic average</strong>.</p><p>More cash. It&#8217;s <strong>who controls it</strong>&#8212;and <strong>what it can do when you need it most</strong>.</p><h2></h2><div><hr></div><h2><strong>Your liquidity is someone else&#8217;s float</strong></h2><p>Modern liquidity is not the same as accessible capital.</p><p>When you deposit money in a bank, you receive liquidity&#8212;the ability to withdraw funds on demand. What you do <strong>not</strong>receive is ownership control. The bank records your deposit as a <strong>liability</strong>, then lends against it at <strong>7&#8211;12% interest</strong>. You earn <strong>0.5&#8211;2%</strong>, if anything.</p><p>This is fractional reserve banking. It works until everyone wants their money at once.</p><p>In March 2023, Silicon Valley Bank collapsed in <strong>48 hours</strong>. Depositors had liquidity in theory. In practice, <strong>$42 billion</strong>exited in a single day through digital transfers. Liquidity was restored only after government intervention.</p><p>Money market funds operate under similar assumptions.</p><p>They promise stability&#8212;<strong>$1 per share</strong>&#8212;maintained through accounting conventions, liquidity backstops, and policy confidence. In September 2008, the Reserve Primary Fund broke that promise after Lehman defaulted on commercial paper. Withdrawals were frozen. It&#8217;s system design.</p><p>Your liquidity is someone else&#8217;s float.</p><h2></h2><div><hr></div><h2><strong>Money at rest earns them nothing</strong></h2><p>Financial institutions optimize for <strong>money in motion</strong>, not money at rest.</p><p>Banks earn when deposits stay put and loans remain outstanding. Brokerages earn when capital rotates through products.
